Gutter & Downspout Maintenance

Overview

Gutter and downspout maintenance is a critical part of homeownership.

Leaves, twigs, and debris can clog gutters on any home — even brand-new homes. In many cases, gutters can become plugged before move-in if fall foliage has already dropped. This is normal and expected maintenance — not a construction defect and not covered under your new home warranty.


Why Cleaning Is Necessary

Debris from trees, wind, and surrounding properties collects in gutters and downspouts. Even if the gutter appears clear from above, the downspout itself may be clogged internally, which is not always visible. If your downspouts have been buried the backup can even occur in the underground piping.


Gutters and downspouts should be cleaned at least once per year, and more often in wooded areas or after heavy leaf fall.


What Happens If They Aren’t Maintained

Clogged gutters can cause:

  • Water overflowing over the front or back edge

  • Backups under shingles, siding, and soffits

  • Water staining on light-colored gutters

  • Soil erosion and pooling near the foundation

  • Basement or crawl space flooding

  • Moisture issues and frost-related foundation movement in colder climates

When water cannot properly drain, it can back up under siding and soffits, leading to rot, mold, and structural damage.


Warning Signs of a Problem

  • Water spilling over during rain

  • Downspouts not discharging water

  • Visible debris buildup

  • Staining on gutters

  • Damp basement or crawl space after storms

If water is pouring over the gutter, the system is not draining properly.
